How to use grammer structure phrase I think

In this post of learning English in refereng.com, I want to describe the following Grammer structure of phrase “I think”:

I think+ that+ noun/gerund

According to Grammer rules, after the phrase “I think”, a relative clause beginning with “that” comes. The first word after “that” should be a noun that is going to be the subject of the relative clause. So we can’t use the verbs, they are needed to be a gerund by turning them into a noun.

The important note is that in place of gerund, we can put regular nouns and pronouns

Learning a language is hard.
I think that learning a language is hard.

? I think that this new tavern will get very popular.
? I think that this scene will be perfect for our movie project.
? I think that this movie offers an amazing perspective on the American society.
